Good info except my mentor told me to not do the move out inspection with tenants because invariably you’ll find something after the leave. Once they leave you can spend more time in the property than you usually would when you’re with them trying to do it while they are chatting with you etc.

tenants deposit each rent into my banks checking account ,I can see online the checking deposit slip with the property address Ive written on the deposit ticket and given the tenant a years supply in advance...Banks do NOT care WHO made any deposits into your/mine account
